There are over 120 grows less than 5 miles from my house (based on a 2011 Denver Post Article on "medical marijuana" before it became legal for recreational use).The grows are located in 5,000 - 10,000 sq ft warehouses or in former nursery locations (as is the case of Dardano's Nursery where I used to buy my vegetable plant starts in the Spring).  

I plan to carry out the family business of the Tree nursery that has been in my family for 3 generations.

I see the need, think we can keep it full with minimal vacancy, but with the worse case scenario I can come up with we come out down 80k, the HELOC interest paid and I would have to work a job (currently stay at home dad with a side hustle as a nursery) to pay back the money (not that bad TBH).

Sometimes I'll see pictures of these and they have a nursery or office, which further indicates its small to be a bedroom (even though they are listed as 3 bedroom, its really 2.5)I just want to avoid getting a place where one of the bedrooms is small enough that many tenants are not interested.

Get it clean, maybe a couple plants and add gravel, but don't go overboard.You can get great deals on plants wholesale at desert trees nursery on the northwest side.
