Based of my market knowledge, the strongest rental areas are the suburbs (strong neighborhoods in bucks, chester, delco, montco (main line), northeast phila, parts of mount airy, chestnut hill. 

The doorbell also gets a good view of their faces since it is mounted low, and can see under hats. 

Mount Snow also offers some good returns.  

If you want something more affordable but still solid areas I would consider - Upper NE Philly, Roxborough/manayunk, and West and part of East mount airy. 

However, the Most alarming thing is they have allowed the water bill (they pay for all utilities, but the city bills the water to me) to mount over $2k over the last several months.

Perhaps not a trend to consider across the city but any neighborhood that would attract college educated young professional families seems to be a good bet if you wanted to focus on this asset type.I plan to build 12 townhomes as a second phase of a condo/townhome project in a good area of Mount Airy near the Chestnut Hill boarder and even though I’m likely to years away from being ready to begin phase 2, my current plans are to keep the 12 homes as rentals for the precise reasons I outlined above.  

Mount it on the back porch and have a shooting range if there is enough acreage. 

Building owners decided the unpaid rent mounting at their properties had become too much.
