The local police force has cracked down severely on the area since then, crime rites have dropped substantially and due to the unique location of this area (Located directly between the CBD of Cincinnati and the UC campus and hospitals) there has been a rennaissance in the area.

So far all I can keep thinking is that my clients that I work with need to read this book...they certainly fall into the trap of "sell to anyone" and "any client is a good client" they are a CBD skin care company and have spread themselves super thin between Ecomm sales, wholesale customers, and then within wholesale they have umpteen clients from Ulta all the way down to a local face mask bar.  

I think looking at both is useful but it really depends on the location of the deal itself (i.e is it in the CBD or a sub-market, etc).

More specific ideas for business that still operate these days: scrubs shop, medical equipment, bikes shop, pet stores, hardware stores, nurseries, beauty supplies, dollar stores, cannabis store (if legal in your state) or CBD products store, vape/smoke shops, doughnut stores, Fitness equipment store, pop-up COVID testing centers.Bonus round:If your location has a big parking lot, you can set up a "movie drive-in" on some nights and have the businesses in the strip serve the food/drinks.

The property is in Temple, Texas CBD, which has seen significant revitalization, and needs a rehab to maximize value and attract high performing tenants(retail and office).

I own a commercial office building in the CBD of a small city in the Upstate of South Carolina that is cleaned regularly now, and the tenants seem to be satisfied with they fact they have low density for the square footage leased.

Farms going after CBD production certainly had a "Wild West" experience.

I have clients in the marijuana/CBD whatever you want to call it business in CA.

An example was given lately of a Class A Office in Philly CBD at a 7% cap rate and a Class A Office in SF CBD at a 4% cap rate. 

Pittsburgh’s CBD has also experienced some apartment infill development.
