Inspection also reflects a Furnace leak needing replacement, six rotting french doors, 1/2 bath shoved in with grinded down and re mudded up drywall and some other minor issues.Is there a special kind of report to include these factors in a value for an as is sale? 

where do I start, Outdated fuel box need to be replace, had to add a French drain due to flooding. etc etc  I think I would of been better off being my own GC doing everything myself.

Hi Cliff,Traditional financing tends to have 12 months seasoning which is why a lot o investors tend to use non-traditional financing like DSCR.

The French doors were painted, so this was also labor-intensive.
