There's likely so much competition at the comps stage that it's commoditized at this point.I would be curious to hear from others, like @Nicholas L. or @Bob Stevens what parts *after* pulling comps they feel could possible be automated without falling into non-scalable traps like iBuyers ran into once they tried scaling their algorithms.

If you meet the bank's other requirements, then SBA will come in with 35-40% on top of the bank's 50% to lower the down payment to 10-15% (depending on property type).In our case, the previous owners had run the place as a part-time hobby, so the historical P&L's looked like crap.

As far as building homes goes that is something I would like to get into down the line l, I’ve been doing construction as long as I’ve been working I would just think I would have to build a solid portfolio before even getting into that.

If it's currently an STR they should be able to provide you with the p/l statement from prior years so you can see gross rents, operating expenses, average daily rates and occupancy levels.
