Like Michael said, I would use a cleaner once a month to clean or biweekly, restock the common area items (like TP, dish soap, etc), and sign up for routine lawn and snow services.

One small oil spill-yes if they didn't notice it was leaking and then got it fixed; but multiple spills means they didn't fix the car.Options to try are baking soda and vinegar or dish soap like dawn that breaks down the oil. 

I want to open a restaurant in the next ten years because I thoroughly enjoy cooking for others and creating amazing dishes.

@Tyler McDonald - today we donated lots the of dishes and cups, lunch trays to the local Lutheran center.

I'm sure you/your family is blessed for having such yummy dishes!

Let tenants know they need to clean up after themselves (ie no dirty dishes sitting in the sink).
