Quote from @Kar Sun: My tenant's lease is coming to a close and I am relieved she will be moving soon.She has been paying on time but has been extremely unpleasant and rude.While the money does not smell my mental sanity is more important than money in this case.She sent me a registered letter stating that she feels "unsafe because we have not done the fixes the way she wanted it".She requests to have her witness for a walkthrough.In my state a walkthrough is required but I am not about to grant it to her to bring any witnesses as that is not in my contract.If she feels unsafe she does not have t be present.I also do not treat a final walkthrough with a tenant as a final sign off.This walkthrough does not include a detailed inspection of the plumbing and the appliances that will be done after she departs.This is simply for the visible cosmetic issues and should take less than 1 hr.

As @Don Konipol pointed out, leverage increases risk, it doesn’t reduce it, so once again, Tardus has no fiduciary responsibility and if one of the investments they “suggest” blows up, it is the individual left holding the bag, so to speak.I am not a finance guru and while I cannot articulate as eloquently what Don was saying, I do understand it…primarily from real life experience.

It should include a few exhibits attached like a scope of work, a blank change order form, a final layout illustration, and a lien waiver (for the final payout) that they sign before starting.

But again, this is to pay less when needed not pay it super fast.You also need to be mindful that most HELOCs are variable rates, so you need to be confidant in your cash flow to make sure it's paid on schedule to avoid getting shafted in the future.Lastly, a final benefit to the HELOC is because they only require an interest only payment, that is all they report to the CB.

If the borrower lies about that to get an investment property loan by claiming it's for a primary residence when it's not, then that's straight up mortgage fraud, which is a felony punishable by a fine up to $1m and 30 years in prison.
