If your market is predominately male buyers, I'd consider the man cave, but my market is predominately female so I wouldn't consider it.

If I could share a room with someone it would make it more accessible for me.I am a 54 yr old female who is friendly, clean, tidy and respectful.

I've had success finding female tenants in the past, but for some reason, I'm having difficulty attracting them these days.

I would also like the "scary man" to be available to go with me when meeting prospective tenants, or having to personally interact with tenants...obviously this should not happen very often  (Don't want to be a lone female dealing with strangers)  However the manger would have very little to do a so much can be managed on the turbo tenant. 

A female only accountability group that has a good reputation is Strive.
