. :-)I agree though - get them involved in a real way (having them help write/advise/ formulate the goals) this will get into their heads faster than just plain talk.I would add this: maybe for the second 'meeting', go on a Field Trip!

Unsure about STR regulations in Charleston but I would advise you to search "arbitrage" on this forum and read up on the hundreds of pros and cons responses here before diving in to any market using the arbitrage model.

But I see people turning long term or highly appreciated primaries in to rentals.

Once you have your goal figured out it will help you dive what areas make sense for your goals and budget.

Before diving in to offer advice, I'd like to clarify a few things with you, if I may....You mention that you are going to live in the property while you renovate. 

My tenants just notified me that their unit got broken into and money was stolen.
