Security deposits have to be held in an escrow account disclosed to the real estate commission which requires a yearly report and all leases need to disclose your license information.

For instance, the term could be 3 years and add a clause that says they have to return the property to the condition it was in when they moved in, not just keep their deposit.

Generally speaking, with SFR or small multis, I just rely on the lease/rent roll (and some form of proof of payment; i.e. bank statements, deposit receipts, tax returns, etc.).

@Jefferson Black- thanks - I am not aware of any lender that will do a loan on an INV manuf home property ...you might contact the local small to mid size credit unions and banks in your area ...you also might try the bank that you have funds deposited at - good luck
