He then called my buyer agent and told my agent that the last "buyer" was also his client (he was representing both sides) and couldn't get a loan due to lack of "official" income (turns out the former buyer owns pizzeria and had NO INCOME for 2020/2021, which the lister knew from the beginning).

If my wife and I both come over and there are 3 of us hammering it, we can be done and at the pizzeria by 8-8:30 on Monday night and the place can be shown the next day.

They need to be passive investments.As an example, if you opened a pizzeria and were the active manager of it, you could not invest your self directed funds in that asset.

If I still owned my pizzeria, which I haven’t in almost a decade, I wouldn’t hire the same people at $15/hr that i was hiring at $10/hr simply because at the higher wage I would expect more from my employees.
