For a bathroom or kitchenette, the biggest factor is plumbing...if a water line is close, your in the money,  if not, costs jump.Best approach for now?

The land might allow that us to do a separate apartment complex, but we thought that mixed used to put the some apartment above the MOB would be a cost-effective approach from a $/sq ft perspective. 

Would you choose a different market, build a better team, or take another approach?

Also, if there are other board members who might be open to compromise, it could be worth pushing for a variance or revised construction plan instead of a full teardown.Curious—what’s your approach to getting this across the finish line?

If you're in a good financial situation, I can't imagine not taking the bigger profit approach.

In July of last year a roof leak developed and caused damage to the ceiling in my unit, to the point there was partial ceiling collapse. 

In your experience, does one approach lead to better appraisals, loan terms, or overall outcomes?

Are loans secured against specific properties, or do you use a broader approach like a portfolio or personal guarantee?
