Since ALE hires a company to supply furniture, install washer and dryer but ALE is not on the Lease, this particular situation seems to be a loophole for companies such as ALE to not have liability if their hires cause damage not the tenant. 

If you are seeking a company you need to make 110% sure they have the best systems in place and the way they are structured doesn't have any loopholes. 

No problem I have been doing for over 18+ years so there are a lot of loopholes in the business. 

@Riley Gilson @Chris MayI was directed here from a very similar thread that is currently ongoing so I too haven't read all the posts, but I can attest to the loophole in DTI using a HELOC, especially here in Hawaii where we have introductory promo rates as low as 1%.
