But if you set up two monkeys in cages side by side with little piles of rock, and you give one a grape for passing a rock to the experimenter, while you give the other a slice of cucumber for completing the same task, and you let them see that they're not getting the same reward, the monkey that gets the cucumber will eventually stop doing the task, throw the cucumber slice back at the experimenter, scream, jump up and down, and show obvious signs of distress.It just takes a monkey's brain to have a sense of fairness, even of outraged justice.

Some landlords are horrible and paint a bad picture as well and since people don't scream from the rooftops they have the #1 landlord who is the fairest, best priced, and an all around great person, these bad ones are the landlords that get highlighted.

Assuming a 30yr mortgage and 4.5% interest rate (likely too low), the P&I payment will be around $912, not including any escrow payments.Additionally, investing $305k (land + build) to produce $2600/month in rent is not exactly a screaming deal. 

(yes, you will hear agents Scream but that's just their commission singing to you ;-) I wouldn't try to make it cash flow in Austin right now.

Multi's are the way to go, I don't even mess with SFH anymore unless it's a flip or just a screaming deal that I can BRRRR. 

Be prepared to get screamed out hung up on etc.  

On deal 2, we pulled a HELOC to fund other down-payments on 2 screaming deals that popped up, then when we sold the HELOC was paid off. and we still received a check for 45k. so our profit was 80k but 25k was already used in other deals, and it was still tax free!!!!!!
