I also agree that the basic "blocking and tackling" such as good flooring, and clean and crisp looking walls are important, but now that the cost of these features plus smart phones to control the features have decreased since they all were introduced, I think it might be an interesting way to make your units more attractive, especially to the millennial generation or the next generation of kids soon to be renters (many of whom have not experienced a world without a tablet or smartphone).

Last year I decided to tackle figuring out how to work remotely and landed a job with a guy who wanted to build a digital marketing agency which serviced companies in the ISP industry (he owned an ISP).

@Barry Westover Regardless of the uncontrollable aspects of REI, higher interest rates, and market specifics I think your $20k seed money wasn't enough to tackle that project. 

I'm also suddenly getting spammed from realtors I've known in those areas, presumably because it actually is that slow and they are trying to drum up business all of a sudden.

For example, if you are just starting out and aren't really making much an hour AND you enjoy doing the work - then I think it makes a lot of sense to tackle some things on your own.   

Since you never addressed even a single question that I identified in my prior as essential due diligence concerns and your emotional crisis that you're experiencing, I suggest you go somewhere safe and tackle this matter later when you get stabilized home life and feel up to the task of addressing the legal torts.

@Dan Brewer the pool of investors whom you lend to, are these individuals investing at a larger scale or more of people partnering in order to tackle such, what seems to be a complex and somewhat new sector for REI?
