Following years of inefficient management, the property suffered from significant deferred maintenance and neglect.

Personally, I can be a vindictive SOB on occasion so take him to court, countersue for lawyers fees, emotional suffering, loss of other investing opportunities, specific performance, breach of contract etc.

I'd guess that 90% of all the wholesaling information on the internet is bad information, the methods used by most take you down a road that is loaded with illegal and unethical practices, those who may disagree are suffering from "cognitive basis", you can look that up.
