Same issue is happening in the MHP industry right now.hereto for low end MHP we all know what those look like.. well they have been targeted by more sophisticated investors who are buying then raising pad rents substantially .. there is some rent control n MHP pad rents on some states and has been for decades but in other areas where these assets were basically mom and pop owned thats not the case .

Couple thingsIf you are making lots of deposits and cash into an account your bank might change you to a business checking with fees... check with your bank You want to deposit every penny into one account and then segregate the money by ACH if you are thinking of doing a bank statement loan.IF you have entities the opposite is true every dime has to be padded in boxes away from other accounts and entities.Answer is- depends on what you personally are planning.

While the building monitoring / management system may not be generating higher rents for us - despite the fact our student tenants are enamoured with being able to unlock their door with their smartphone {soon they will be able to see who is at the door on their phones/pads as well} - a consequence of installing the system is all our properties come with complimentary fibre optic Internet access which has helped us maintain a vacancy rate of 0.5% over the past two years.
