With a population this size, you have less labor issues (more people to keep labor cheap), a built in growth machine for appreciation/rents due to babies born and people moving there, and the city is well-known. #2: Landlord Friendly - call local property managers/eviction attorneys and see what the average eviction time is and if the judges give landlords a lot of trouble.

There is nothing more frustrating than not being able to get a hold of anyone and always being sent directly to an answering machine or waiting days to get an email response.

I've looked into the automated machines.

Definitely a quality machine - heavy as a SOB - but hasn't been any more or less valuable than the regular Lowes ones I put in the other rentals. 

When I started in the RE biz, fax machines were new.

I have a fourplex with a leased coin op laundry machines in it.

And none of them has a sense of humor (except John Thedford and he makes up for it with a lot of machine guns). 

Once you learn to avoid mistakes that reverse your compounding machine, you just need a few consistent wins to grow your pot consistently. 

I guess if the danged machines get to be so danged smart, we can just ask them!
