I am fiscally conservative with government policy generally and feel the gov. should stay out and let markets dictate how and where people spend their money but based on my experiences this is one of the topics I do a 180 on. 

I believe there are paid services available just that purposes.Depending on what sort of liability and/anonymity protection you are seeking will dictate how you structure.

With that said, do not feel the need to automatically raise rent at the end of every lease if the market doesn't dictate it.

I guess it's easier said then done, but I thought cap rates are dictated by the market, hence one should be able to increase rents & keep the same cash-on-equity returns as the original deal?

Price point, for instance, will dictate which areas of Philly you'll end up in.

As Chris Mason has regularly said on these forums, if any one type of lender was truly light-years better than any other type, the market would dictate that Brokers would fade away and Direct lenders would be the accepted standard or vice versa.
