It seems like Chicago and Illinois is headed down this path - unless new revenues (like casinos, marijuana legalization), privatization and cuts (that won't cause folks in stable or gentrified, i.e. taxpaying areas to move) are found very quickly.

We could setup a specific day and time that we can meetup online using Google hangouts or similar software. 

You will have to pay for everything - website, customer contact software, advertising, signs, training, admin help, etc.Most people don't want to get their brokers license and go out on their own because they don't want their butt hanging in the wind.  

Doesn't have to be related to real-estate, but can be. What do you guys like and don't like about it?

In the meantime, what management software have you decided on?

I make a lot of offers and even with the e-signatures in software like docusign I don't want to have to "sign" every line for every offer I make and, more so, I don't want to have to check the document to make sure everything is accurate insofar as how it binds me to the offer.

In this process, all the tenants would have a different base year, and hence varying amounts in the increases.I could build a spreadsheet for each tenant, but seems rather labor intensive.Just wondering if anyone has an easier solution, or if anyone knows if property management software, such as Buildium of Appfolio can do what I have described.

The Quicken software automatically calculates how much of my monthly debt service is allocated to principal and how much to interest.
