Does anyone have recommendations on how to deal with NNN or CAM expenses? Specifically the tracking of the expenses, the breakdown for each tenant, and the reconciliation at the end of the year. Ideally, it would adjust if a tenant has something slightly different in their contract. For instance, if a tenant negotiates not to pay for water or trash in their lease, while every other tenant does.

Also, my contracts have as part of the CAM that tenants pay for the increase in taxes and insurance from the base year, which is the year they started their tenancy.  In this process, all the tenants would have a different base year, and hence varying amounts in the increases.

I could build a spreadsheet for each tenant, but seems rather labor intensive.

Just wondering if anyone has an easier solution, or if anyone knows if property management software, such as Buildium of Appfolio can do what I have described.
