When a tenant vacates an apartment it takes about 3 days to strip the apartment to the bone, re-paint, install new blinds and maybe even replace one or two appliances.

I highlighted all the blind spots, kill zones, and clearest lines of sites for ingress and room clearing.I get that over to them in a picture and things start to roll.What happened is the tenant in unit 1 abandoned the unit on the 4th and left the door unlocked.On the 14th someone decided to sell an Iphone 6 at a gas station and got robbed at gun point. 

Sometimes shifty tenants offer money upfront so the landlord gets blinded by dollar signs and doesn't screen them carefully or at all.

Now if you have an LLC, a land trust, a blind trust, a corporation and another trust all in the chain of title, and you work on the boiler and mess up the vent pipe and folks die from monoxide poisoning you will be sued personally and you will lose, and they find all of your assets easily by a few interrogatories and depositions.

You definitely should NOT buy blind.. however, you will be accruing equity whether or not the market appreciates (at any pace) because of debt pay down.
