When I started investing I didn't know about BP and did a lot of research & networking on my own w a lot of trial & error.

About a third end up modifying (and the more skin we get in on a trial payment plan or modification, the higher the success rate) and the rest end up giving the property back because they've already moved on.  

Perhaps you could de some trials or tests with different cleaners while you are still living there to try & find the best fit.

As you know, I am new like you (I just responded to your message to me) and don't have a lot of expertise to offer, but what I do know from my little experience is that learning just how to move those pieces will take some trial and error.
