If I ever put up signs again, I would place just a few, strategically where my target market would see them, but located away from convenient access so a "neighborhood captain" would have to do more walking than is convenient.

In this scenario you only have 10% equity but you dont have MI because you strategically structured your loan to remove it. - you do the scenario math above and you have 95% LTV and you're faced with MI again, however you elect to take LPMI which is lender paid mortgage insurance.
