Since it was private money I didn't have to pay any points which made the financing much more manageable.We did a total renovation - New TPO roof, New Windows, New Plumbing, New Electrical, New Base Board Heat, New Window Units, LVP flooring in the common area, Sanded and Painted Hardwood floors in the units, New Kitchens and bath for each unit.The Deal by the Numbers -Purchased for $190k Spent $435k on renovation costs All in at $625k which included paying the investors 10% on their money during the renovation period!

I've removed VCT that has taken chunks of sub floor with it, concrete included.As far as refinishing to shiny concrete, this is doable, even refinishing hardwood can be possible.

Thanks city of Milwaukee, another 10k price drop to accommodate new hvac, going from the boiler system to forced air.All in all the work done to the property included:27 new windows2 new furnaces, ductwork and water heatersNew PEX plumbing along with accompanying fixturesDrywall work and insulation to remedy water damageNew roof (6 layer tear off)Refinished hardwood floorsNew cabinets, countertops, etcGutted bathroomsPaint abound Etc, etc, etcBeing the largest project I have undertaken, I ate two months of holding costs in getting the property ready for rent as I grossly underestimated the amount of time it would take to get the property ready.

It had beautiful hardwood floors & built-in cabinetry with old lead glass doors & an old butler pantry with the same glass doors etc.We found out that the last offer of $28k was denied conventional financing because the home had a poorly built addition with mold on the ceiling.
