It still does not make 'sense' to me though (as so many government rules dont) as it seems like by allowing that there would nothing for the IRS to 'lose' by allowing it, and there would be the possible benefit of having the Required Distributions in the 401K ROTH, and therefor more money floating around in the economy to be taxed.Either way, thanks for your input!

So if your total loan amount is 150k let's say then you'll pay 1,500/month in holding costs, 3 payments min so that's 4,500 in holding costs maybe 6k if you go 4 months.So just to buy a distressed property for 100k and put 75k in it and hope to get 225k when you're done, you will need to float 35k.

The float money needed, including the cost of debt while you rehab, is damn near 35k - 40k.
