Again, I get it...it's two obstinate hard heads going at it at this point, and I do not fancy losing! 

My estimates for the expenses could be very far off though.Improvements that I know of: Hardiplank siding, roofs, parking pavement, kitchens (nothing super fancy), appliances, paint, tile flooring, bathrooms, A/C units.

If you want a warm toilet seat, you probably need central heat or a really fancy toilet...

But the more i think about i think it i think it had to do with my age even though i was professional about the whole thing i had a lot more knowledge of real estate then the other person i was dressed up ready to do business (probably over dressed if you asked me) which lead me to believe that is was because of my young appearance.

I can't get enough of all the articles, blog/forum posts and podcasts regarding strategies, niches, finances (I fancy myself a numbers guy).

Investments like these largely boil down to whether you can find a tenant to be in that space 6 years from now - whether it's the current tenant or the new one.Is the tenant strong (Ross Dress for Less) or shaky (Kmart)?  

There's a podcast/blog thing that might suit your fancy called the mad fientist.  

The house is quite basic, the neighborhood is not really fancy.

@Seth Borman  if your going to sell them individually with the land attached it would be a condo plat.if they are just selling the tiny homes its just a fancy MH park..
