PGW has a Landlord Cooperation Program where a participating landlord can avoid a lien, but in the case of owner occupied properties (like some foreclosures), expect the lien.

So kick their little butts out.And if they aren't cooperative with your offer to let the thousands of dollars of back rent go, if they just move,  then you evict them and get a judgment and hire a collection agency or go about garnishing their lives yourself.

Our response is that we support that but we still cannot let them move out in the winter...during other months would would let them break their lease without charge so long as they are cooperative in assisting us in re-leasing the space (60 notice given, apartment is in showable condition, and they are flexible in when we can show it).
