I think others will agree its not a screaming deal with low cashflow and could actually be a liability for you in the future if condo fees go up and rent doesnt increase that much with it.I think you could and SHOULD find a better opportunity that can put more cash in your pocket, especially for your first deal.

You do not need a work permit or a green card to buy property in the US, it will be tough to get a mortgage without either but I'm sure the IRS will welcome the extra revenue from an alien filing taxes.Your biggest problem IMHO is that you are not guaranteed entry at the borders and the activities you say you want to engage in when you come are almost certainly  not permitted on a visitors visa because I think they will be deemed as working. 

Use other modes of communication such as email where a screaming kid isn't noticed.

Generating passive income of $1000 a month is going to require more than five houses, unless you find screaming deals.

I am currently residing in Lincoln Nebraska on a visitor visa.
