However, we improve the units and raised rents and the section 8 tenants left, that was ok because we were able to set all the unit with the school calendar and still stay fully occupied!

give them last minute unoccupied calendar dates, with something like a few days notice, or one week notice, when you know it's not going to be rented and ask them to do laundry etc, and put it back exactly as it was when they checked in or pay for the cleaning, etc.
