I would like a high level market study done to evaluate and/or validate my residential component ideas before engaging an architect.

My wife and I are planning to start work on a 2 family we just purchased this year, architect drawings to be complete and all.

Who did you use for land planning, survey, structural, architect and contractor?

Hi Ann ...building a house on pier and beam should not require any specialized builder.... its  a very simple process where work is really during design (civil/architect) and design work should not have  any additional cost as well ...

I work in sales selling high end luxury home furnishings to the trade only: interior designers and architects.

I am an architect in the SF Bay Area.

I ask him, "what size beam did the architect have you put in?" 

I did have a few architects do renderings on my first building on this issue but it seemed like the cost/reward wasn’t where I wanted it to be. 1000 square feet in the basement though is a whole other story.

Partner A puts unlimited hours into orchestrating the flip (managing contractors, architects, engineers, budgets, even helping Partner B locate banks for lending, etc) while partner B sole acts as "lender/investor" of sorts. 

Q: Ask questions about every detail of the work such as who supplies materials, obtains permits, contacts the architects, and ensures the municipality in doing the inspections when needed.
