If I were you I'd be looking at some stable mid western markets through a turn key provider. 

Prices are higher of course, especially in Western Cranston which doesn't have as many rentals - my guess is the #s aren't generally going to work well for investments in Western Cranston.Warwick is OK but has had a number of school closings over the past few years so I view it as a riskier investment.

I'm still learning the market here in Western PA, but everything I'm learning look good.

As an FYI, you probably want to work with an attorney in the Western part of Pennsylvania.

I'm in the western burbs of Chicago, when I rehabbed my personal residence 2 yrs ago I paid $37/sqft installed and I had my choice of about 12 different styles.

Having worked with both New Western and Angel Oak, the latter on three deals, I can say both have areas of improvement in terms of communication and process.

Everything affordable is western mass, RI or CT
