So I get there and its missing a trim piece by the bumper has a cracked tail light and a crack in the windshield.  

Here I used ceramic on the walls, real marble mosiac pattern on top and on the floor, and real marble cap pieces/trim.

I think it's best to trim back the trees.

On the property I am showing now, I would actually more readily accept pets since the condition isn't so great, especially flooring and trim compared to the other properties I have.  

The second bedroom of the house seems to be able to get away with it as they removed the closet door but trimmed with crown molding.  

Construction is  a process that involves many fields or trades, such as legal, engineering, architecture, design, and yes, actual contractors (framing, insulating, drywall, electrical, siding, windows, trim carpentry, roofers, etc) that perform the "work". 

Basically only damaged the trim so we replaced some and properly cleaned the rest, repainted and were back up in about 3 days total.

Did not do anything differently from one to the other with the trim.

I made transitions to interface with the old 10inch pine plank wood flooring & made cedar trim around the stair edges.
