Broken blinds, broken door hinges, broken door locks, paint applied to walls that didn't match, broken faucets in the shower, broken tiles in the shower stall where the tenant said they 'slipped', paint rings on the patio floor, a garden in a HOA that had been allowed to get overgrown - on and on. 

Of course a blind squirrel will find golden nuggets once in a blue moon, but specific properties will decrease in value once time on market continues to extend out/inventory grows (which may or may not happen depending on if folks want to get rid of their 3.25% mortgage, no reason to move).

With a repair this extensive, I did not want to blindly proceed forward before assessing the situation completely.

If you need to send 1000 mailers to any list to get one deal, that is a 0.1% conversion rate... and thus a 99.9% not motivated.You are blindly sending random people a message and you would be hoping that message resonates with their pain point (of selling their house, willing to take an offer below market value).Now anything with a 0.1% success rate is obviously not working. 

Tenants are usually "blind" to many issues that can cost you thousands of dollars.

Sometimes things being going too well blinds you to how hard thins can really be when buying real estate.
