The total amount of dry powder held by closed-end private property funds increased to a record $333 billion this month, up from $134 billion at the end of 2012, according to Preqin.In a 2018 survey, 68% of real-estate fund managers told Preqin that it was more difficult to find attractive investments than it had been a year before.

Ok just let the seller know that you need more time maybe the lawyer is moving slow on the title search, maybe it's a survey issue idk but you need time.

Pros- Your attoney may clear an issue that others have had problems with, say to partition owners or cure a survey issue and thereby making the property more marketable perhaps more valuable.Cons-you may not get your way, bringing false claims is a good way to become liable for costs, expenses and damages to others.I suggest you be aware that title issues can be cured and that before you bet on the success of obtaining Quiet Title you seek legal advice before you buy a property or add to any existing complications.

Your survey company is supposed to give a topographic survey telling you what the current elevation of the ground is, and then an engineer is to test your soil to tell you what you're building on.

You can colleague me if you want to post that privately.The reason I ask is even if you land a loan at 75% ltv and the lender allows a seller second of 15% you will need 10% 200,000 to do this deal.Actually it will be more as title,survey,appraisal,phase 1 ,site inspection,vapor intrusion survey,and additional lender fees will be in the tens of thousands of dollars to close this out.
