Get to be an expert at the pieces:law, lending, insurance, construction, management, demographics, analysis, sales, finding tenants...Go work for some small company in one of the pieces.

Your rental demographic is also likely not going to include a young family because the schools are all Pittsburgh public down there.  

There are so many factors that drive appreciation.You're going to need to look at demographics, jobs, migration, crime rates, average household income, etc.

However, the MLS also offers demographics such as median age, income, etc., which can help you narrow down to the specific tenant criteria for which you are looking.
