And I recently found out the hard way that it's best for a buyer to have their own agent so that at the time of a pending crisis occurring in the middle of the deal (i.e. results of a somewhat troubling home inspection report), there will be an educated professional on the buyer's side able to adequately address their concerns.

Especially if you are starting at an early stage in your career.There are obviously problems in buying cash flow properties since most of them are older, in less desirable areas and will have much more in turnover and expenses in general, in my opinion.If you get into real estate at a time when you have adequate funding then you have more options available to you.
