So if the shed is 10x10 do an 11x11 pad to accommodate it. 6" deep would most likely be plenty.

Refinancing is no different than any other loan...just make sure your term of your hard money loan is long enough to accommodate your exit from it.

As I said in my initial response, I don't have any data or comps to support my estimate, it was based on my personal instinct that if my budget can accommodate a set monthly payment amount, and I have the choice to either rent or buy, I'm going to buy if the two houses are of similar quality(size, finishes, location etc).I understand the different considerations made by a B&H investor, I simply wanted to give you a little insight into that particular area of town, to help make sure you get a better deal this time than your deal in Spring.

There are a multitude of moving parts, from the engineer, to the architect, to the construction, to the buy right, to the manage right.I would seek out a partner or partners with skill sets that can accommodate these needs.

You don't have to just take their "package" of what they typically do, if you decide you want them to do regular visits, and send pictures, or say manage repairs up to X$ without calling you (from escrow), outline that upfront, as long as it's reasonable, a good company should accommodate. 

There is empty shell space that is currently being heated that would accommodate apartments to house and additional 36 students.

An investor friend of mine had it on one of her rental houses (that was actually local to her), and they promptly replaced a Cental A/C unit (and changed the associated duct work to accommodate the new unit) without asking a question.She can't say enough good things about the company.

I would have also asked for an additional $25/month for that accommodation.
