I've also started using Homeaway's Market Maker tools for pricing and adjust just nearly every day. 

To have to pay around $300 for the inspection plus the filing fee with the city and to have to go through it all again in 6-7 years seems like a money maker for the city and less like something to "help" renters. 

I do own two 2 single family rentals with a 3rd on the way.While I think I understand both sides in this thread....it seems to me that those who are saying appreciation is the only way to make real money have not planned/set up their cash flow in a sufficient manner to cover expenses.I just tried the BP calculator for the first time....it does indeed have sections specifically for capex and other expenses. 

I think it could be a huge money maker for BP and help it get a lot of exposure, and maybe help a lot of people get pointed in the right direction on real estate investing, if hundreds of people were wearing the apparel.

I would also like to mention that I do hold a full time job and cannot afford to leave it yet, I hope to have RE investing take over as my main money maker. 

You also can S8 your low-income and make really good money.

I am always weary about multi's that seem to be prime for cash flow that are for sale just because why would someone sell a money maker.

In my opinion it will make you sound like a decision maker that can buy on the spot.Jeff
