Keep in mind for it to be a legal basement unit in DC it needs 2 forms of egress and 7 feet tall ceilings.

It is so important to forget limitations, remove doubt, and shatter the glass ceiling above your head. 

Each apartment features approx 900 sq ft, 5 spacious rooms, 1 bedroom, 1 full bath, HIGH CEILINGS, HARDWOOD floors, stained glass, lots of STORAGE, walk-in closet, BIG WINDOWS for great natural light, sunporch & extra space.

I could talk about this stuff all day (fix nerd glasses here).

And while red doors are good to use, you already have red brick, so the reds together would clash or conflict with one another, so I would go with a wood door that has a glass in it.

FYI-double pane glass windows have a thermal resistance of R2.

I already have a tall dog ear fence around the whole property that I spent good money on.
