Don't forget costs for plat surveys and annual taxes/fees.

I did a survey of park rents in the Gettysburg area and the average was about $350 a month, some over $400. 

This involves the survey, the writing of the covenants, and obtaining the right insurance.  

Would there be another requirement to survey the foundation, structure and support again, requiring time, money, etc.?

I believe they have ordered survey, etc. and they have applied for the loan, etc.

It will take months for the buyer to complete due diligence, put together financing, engineering/impact studies, surveys, architectural… In my opinion, you need to show them that the building is empty and that you are in a position to complete your end of things.

A few years ago their estate sold the rest of the original tract, and the legal description for that sale reads, Beginning at the Southwest corner of [blah, blah, blah] except [parcel deeded to church].A survey was done, and besides the completely nonsensical property description, in the original plat of that neighborhood, which was never officially changed, the city had planned a street right through the garage.

I would also add that he is likely reviewing title commitment and survey, related deed documents, etc.

I try to stay on top of where the rents should be and do at least an annual survey and increase them accordingly as needed.Since COVID hit, all of my tenants have been paying rent on time (even the ones who have had their hours reduced or eliminated completely).
