You'll owe his estate rent back also.DO NOT spend the money before your tenant does, even if you are holding it for him. reimbursing him should an event like that happen will not be problematic

It's another thing to maintain, including the reimbursement of quarters when the darn thing starts eating quarters...or they claim it did...Plus one of the things that happens is one of your tenants' kids or relatives or friends come over and use your units, which means the other tenants start calling you and complaining.

Carpets don't lay themselves.Even better if you have the original receipt - which you should have for the IRS anyway.And if the judge doesn't want to reimburse your time in a judgement, he'll just cross it off the list.

Now, if you could tell that freaked out tenant that the insurance they were required to get will pay for their hotel room, instead of the above scenario, it would be much better.Of course, they'll probably still try to convince you to pay for it because they don't have the money to pay for it up front and then wait for the insurance company to reimburse them...lol...but, at least this way you can tell them to call their insurance company, and you don't have to worry about being sued even though the contract says they can't.
