I will invest in a van that only depreciates and will have to pay rent on land that I keep it at and will most likely never be able to permanently park it and make money renting it out like a would a nice looking tiny home...What would be the best option for looking to save money and have something I could monetize down the road?

All my cash flow is put into maximum overfunded permanent life insurance.That is the equivalent of a savings account that brings between 4.5 to 6% return, is asset protected against creditor, is transferred to your heirs tax free and also as an add on gives you a cushy life insurance coverage.
