Where I live, it's not uncommon to see a handful of basement jack posts either on concrete pads or on the dirt itself to deal with soft spots on the foundation, but the soil here is thick, heavy clay with solid rock close to the subsurface, so there's not a whole lot of movement.

The monthly mortgage factor for 4.25% 30 year fixed (avg rate) for 5% down purchase is .00492 so basically for every 1000 you borrow its $4.92 per month so if your 5% down payment equated to 25,000 dollars then your payment analysis would only be padded by 25,000 X .00492 = $122.98 less than what you'll be assuming if you took 100% loan and did a payment with 4.25% interest rate.

Expect to pay about $5-7/sy for mid-grade nylon carpet, about $1.80/sy for 8 pound pad and about $4.50/sy for installation these days...Let me know if you want a reference for a supplier...
