I realize that Agents have an active role in pricing and price forecasting, however shared risk is part of the trade-off between agent and owner.Remember when you hire an agent to sell a house, you are purchasing access to their business network which in the realm of Real Estate may be quite convoluted and intensive to maintain.

Smaller capital intensive deals that have been leased under market or have been mismanaged, have physical issues, etc.When my capital is in play too my thoughts are to take a promote of 30% and whatever my share of the capital contribution is at the time.

If it's a FL property, you need to go to the county website and print out the form that allows you to keep the deposit to be used for loss rent, repairs, etc.Then send the form by Certified mail to her new address (if known) as well as to your rental property address, giving notice of your intensions to keep the deposit for loss rent and repairs.

This past year we had a couple deals that kind of 'dragged' and were more time intensive, but there's enough goodwill and trust there that if we were to seriously want to explore what you're putting out there, I think she would be happy to opine/have a conversation etc.We were continually bringing some business to this firm and this attorney and the hope I would think from both sides is that it is a mutually beneficial relationship over time.
