RE investors should ask the agent your working with up front if they know if their will be seasoning issues or affidavits involved as you may not get your EMD returned.Also if there are no lender requirements how can a lender influence/tell you what you can & cannot do with your purchase?

@Alex PeauOn a sub-2, their debt ratio will be affected, because the loan is still under their name even though they are not on title.The seller's overall financial picture will greatly influence their ability to qualify for owner occupied traditional bank financing on their next home.This is a very frank conversation you must have with the seller so that they know exactly what the ramifications could be.If you are planning on flipping the property then the sub2 loan gets paid off anyway.The longer you hold the property & the underlying loan stays open, the more risk there is for things to happen (lender calling loan, borrower BK, etc)I buy sub2 on both NOO & Owner Occupied.

The second point, if you have investment properties with 4 doors or more, then the rents you can earn can influence the value of the property and thus the equity, and thus BRRRR methods or any other flip and sell methods.
