Since Louisiana has good interest rates, I prefer to pay the subsequent year taxes so I can make really good interest, instead of having to pay a lot of interest to someone else.

Good thing this was Houston where there are no basements or they would have had an indoor swimming pool.For a random animal you know nothing about, its a total crap shoot.

Cash flow for lower-tier props can look amazing on paper, but there are a lot of other factors that make real-world returns less impressive.

Keep calling the police when their are complaints and encourage other tenants to do the same.Let your tenants know that you will not be renewing the trouble maker's lease.

I'd agree there is certainly more to it that CF - that's part of what can make RE great (still have to make good CoC returns and CF).
