Since Louisiana has good interest rates, I prefer to pay the subsequent year taxes so I can make really good interest, instead of having to pay a lot of interest to someone else.

I'd agree there is certainly more to it that CF - that's part of what can make RE great (still have to make good CoC returns and CF).
