Purchasing the other house to demo and reconstruct an 8-10 unit MFR would generate much more income for the long run, but we would have to put in a large initial investment and take quite a hit in terms of time.My main concern is that I have interest in demolishing the house and creating a multi family residential, but we are totally new to this so I don't think it'll be a great idea.

Its tough when you have a crumbling tax base.. people leaving. commercial and resi vacant and non producing.Maybe it will be like Detroit were they just demo and return the land to park like status. open spaces etc.. of course that cost money.a lot of Detroit got burnt down by vandals..

Rehab included demo of a few interior walls/kitchen soffit to open the property up, all new interior paint/flooring/base boards, exterior paint, roofing repair, AC unit, replaster of the pool, equipment maintenance, all new landscaping, full new kitchen, all new showers/valves/tile.
