My sense from term-perm loan is that all costs/invoices need to be detailed prior to build with little to no room for negotiating cost savings as you go along.

Also, I want the original invoice for all work and no markup.We specify which tradespeople the property manager will use.

Note, the money for rehab isn't given upfront, usually it's after a certain time-period or scope of work is completed and all invoices/receipts are submitted to the lender for their approval and disbursement.

Not that long ago, most Americans with a sixth grade education were expected to be able to write invoices, negotiate an installment sale, and prepare and record a deed.

You will only have to pay them at closing with an invoice they provide at closing.

I am required to have all of the documented info, receipts, invoices etc. in case they request it; from what I recall I don't think they need it upfront.
