Personally I do not believe any investor can adequately manage a PM if they have no clue regarding the bones of the business.Yes you can be a armchair investor but that leaves you in a position of having to trust others operate your business properly as opposed to knowing that others are operating it properly.

Taylors portion - Personally i dont have a problem on how much the wholesaler makes as long as there is enough left in the bones for me as a flipper last deal we bought the assignment fee they made was for $20k, and on the wholesale side i've made as little as $4k and as much as $30k assignment on single properties however on all of them the investor purchased the property at 70% all in from me.now the 70% rule is almost nonexistent unless you have a very good relationship with the wholesaler and that is because they know they can push out deals at 80-85% sometimes even 90% ARV and it will still sell so why wouldn't they do that and make more money???

If you get to the actual wholesalers who are sourcing the deals they leave enough meat on the bone for everyone to make money.

Like you say, there isn't much meat left on the bone or room for error.Unfortunately they seem to find buyers doing that so it's hard to buy at right numbers with those guys.

(Allowing your dog to train you on minor things, like a small bone a day is good for the dog's attitude, a dog that is totally subservient is not a happy dog, you know, just like a 5 year old kid.

Your property needs to have possibilities, by that I mean room to grow, say a patio graden, it needs character, charm, style, this needs to be in the bones and design, IMO as you can rehab and update as the market changes over time.

The property is going to eventually sell to someone and if we are talking number it would be a great deal as long as I am not forced to take apartment back to bones.
